Reno Surpasses Las Vegas as Top Destination for California Homebuyers

Reno, Nevada, has overtaken Las Vegas as the leading destination for California homebuyers seeking more affordable housing options, according to a 2025 housing market analysis by Realtor.com. Nearly 43% of online listing views in the Reno area originated from California metropolitan users—the highest share recorded since 2019—compared to about 25% for Las Vegas.

Reno’s Growing Appeal Among California Buyers

Realtor.com senior economic research analyst Hannah Jones attributed Reno’s rising popularity to its relative affordability and lower cost of living. California residents accounted for a larger share of Reno listing views than local buyers, who comprised just over 30%, while Las Vegas listings attracted 38% of views from within the local metro area, exceeding California interest by more than 12%.

Reno, known as “the Biggest Little City in the World,” is situated near Nevada’s border with California and offers a milder climate than Las Vegas. The city’s economy includes major employers such as Tesla, Panasonic, and Caesars Entertainment. Despite its smaller housing market, Reno’s median listing price was $636,800 in February 2025, up over 11% from the previous year, while Las Vegas median prices were $464,950, down 1.1% amid rising inventory.

Tax Advantages and Price Comparisons Drive Moves

Nevada’s lack of a state income tax also attracts high-income Californians, especially those concerned about proposed wealth taxes in California. Buyers from expensive Bay Area markets will find Reno’s median home prices significantly lower than San Francisco’s $907,000 or San Jose’s $1.35 million.

The disparity in median prices between Reno and Las Vegas reflects market size differences, with Reno’s limited supply pushing prices higher as demand grows. This affordability and tax benefit combination continues to fuel Reno’s demand among California homebuyers.
